When you list your home with me I feel it is my job to do several things for you.

First, I try and give you an honest evaluation of the properties value, even if I know it is something you don't want to hear.  Over pricing a property can do a lot of damage to the property owner and the listing agent.  Properties that stagnate on the market normally sell for less than market value and the net to the seller is often much less than they would have received even if they had taken less in the beginning. 

I feel we need to start out on the same page, so if you disagree with my assesment that is fine, but I am still going to give you my honest opinion of the value.  Being up front with people sets a great tone for the relationship and lets me sleep at night knowing I haven't inflated my evaluation just to get your listing. 

I do loose listings because of this philosophy, but I think it is the best way to do business.

Another thing you can expect when you list with me is a good communication flow.  I pride myself on keeping in touch with my sellers to give them updates on the sale of their property.   We send out showing reports after every showing.  The sellers need to know what buyers are saying about their property, both good and bad.  They need to know if the property is overpriced or needs improvements.  Sometimes comments about things that can't be changed, like location, size of the home, age the of home, etc, are really ways to say the property needs a price adjustment. 

Even when there is nothing going on, the seller needs to know that we are working on selling their property.  They also need to know I am available to answer questions and will give them a straight answer.
