Fishing opener

We had a great fishing opener last weekend in Chetek.  The weather wasn't great, but there were a lot of people in town and on the lakes.  We are hoping this is the sign of a good summer to come.  With gas prices on the rise we are a little nervous about the public traveling or not traveling.  Either way, this is going to be a great time to buy a vacation home in Northwestern Wisconsin.  There is a lot of great inventory to choose from and the prices have leveled off.

If you are interested in fishing, the Chetek Chain is a great spot for pan fish, Walleye and Northern.  If you are a Muskie fisherman, Potato Lake to our east is one of the best lakes in Northwestern Wisconsin.

Memorial Day

Well, here we go.  The official start to summer.

Even with high gas prices, the experts are still predicting a record number of people on the roads.  I am glad to see that people are going on with their lives.  We are seeing a drastic increase in showings, especially in the $200,000 and under cabin market. 

The weather may not look good for the weekend, but the real estate outlook is looking better.  You often don't hear about the positives, but we are seeing many more buyers than last year and the market is really starting to come to life.

If you are looking to sell, you better get in the market.  If you are looking to buy, now is the time to get the best selection.

Danger of over pricing.

Sellers often tell me they want to list their property for greater than market value, just in case someone comes along that really wants the property.  When you list your property for greater than market value, the wrong people are looking at your property. For example, if you have a home that is worth $100,000 and you ask $125,000. The people who can afford $125,000 look at your home and determine it is not worth that much money and move on to another property. The people that would purchase your home for $100,000 don’t view your home because it is priced at $125,000 which is out of their price range. Another reason is that typically, people don’t want to offend anyone and they shy away from making low offers.

Great weather

It has been some beautiful weather here lately and it looks like it is going to continue.  Things are turning green and the water is warm enough for my kids to swim.  They were in the water again last night.  I got in to my knees and I have to admit it wasn't too bad. 

I have listed a couple of nice cottages lately.  Check them out on the listings page.  We have many different option to get on the water for under $200,000.  There are even a couple for under $150,000.  Don't miss a great summer on the water.
